About us

Roy Burchfield has lived in the Lake Conroe / Montgomery Texas community for over 30 years and takes great pride in maintaining his properties and creating space for you, your family, and friends to enjoy.  He has had rental properties for 20+ years in the Lake Conroe Community and continues to steadily grow his Short Stay Rental business, which he started exploring in 2019.  A Superhost and Premier Host, Roy and his Team are readily available to answer any questions and/or assist before, during, and after your stays with us.

Roy and his wife, Kelly, live nearby in downtown Montgomery at their Train Depot Home and their Forest Home just north of Montgomery in the Sam Houston National Forest along with their sweet, English Bull Terrier, Juno.

Safety & Property

  • Security camera / recording device on-site at all of our homes and/or gates
    • 'Ring Doorbell' on front door, entry door, and/or gates of our homes include video and audio capability and recording.
  • Carbon monoxide alarms installed
  • Smoke alarms installed


Rules

  • Checkin after 3:00pm / Checkout by 11:00am
    • Late checkouts 'may' be accommodated by REQUEST ONLY as long as we do not have guests checking in same day.
      • Extended checkouts / departure is also a possibility for an additional fee and some restrictions may apply.
      • We do our best to accommodate special requests.
  • ALL RENTALS equipped with smart lock entry (codes and/or lock box)
  • Inflatable mattresses are available by request. Please coordinate prior to checkin.
  • BOAT RAMP PASS is available to guests staying at our Lake Conroe Forest properties.  Request prior to checkin.

  • ADDITIONAL GUESTS:  Our properties are competitively priced for couples to enjoy affordable weekend getaways together. As a result, we have a pricing strategy accommodating up to 3 - 5 guests, depending on the property, at our base rates with an Additional Guest Fee of $25 per guest / per night. This will be reflected in your 'price breakdown' as applicable. We do appreciate reservations made for the true number of guests that will be staying at our properties as this policy/requirement is closely monitored and enforced. Any guests not disclosed at time of reservation or prior to check-in will be kindly asked to leave or process payment for the applicable Additional Guest Fee(s).
  • Smoking, including vaporizers, is not allowed inside any of our homes, but outdoor smoking areas are available. We just ask that butts are not left lying around on decks or yards.  
  • PETS ALLOWED of any size, but please request permission for more than 2 pets.  
    • An additional $50 FEE per pet / per stay applies and must be paid at time of rental confirmation or upon arrival / checkin. 
      • ALL PETS ARE REQUIRED to be placed in a crate or kenneled, when left unattended in our homes.
      • If your pet(s), like ours, will be up on furniture with you, please place a pet blanket, pad, or towel under them to help protect our furniture from damage, dander, dirt, etc.
  • NO EVENTS or PARTIES ALLOWED unless permission is requested at time of booking and/or checkin.  An additional fee(s) may be required, when granted.
  • A number of our homes have board games, cards, pool tables, darts, etc.  We just ask that things are put back after use, and nothing is allowed on top of our pool tables except the balls and sticks... i.e. no drinks, no bodies, no food, etc. are allowed on the pool tables.  Thank you so much!!!
  • Please contact us as soon as you notice any maintenance or housekeeping problem, or any potentially hazardous or unsafe condition, at the Property, or if any incident occurs at the Property that is related to such a problem or condition.
    • We will take reasonable and appropriate steps to remedy any reported urgent, hazardous or unsafe problem as soon as practicable. We may enter the Property to remedy any problem you report or of which we become aware, or otherwise to protect the Property or any persons.
    • We will seek to limit our access to reasonable times and upon reasonable notice, but we reserve the right to inspect, maintain, or repair the Property, and to address any situation that we reasonably deem an urgent situation or emergency that threatens persons or property, at any time and without notice if we determine such access to be appropriate.
  • We provide an initial supply of tissue, toilet paper, paper towels, bath soap, laundry, dish detergent, clean bed linens, and towels. We do not replenish products during your stay.
